The team making it all happen includes Rebecca Lunceford, AVP, Director of Design Services and Adina Riffel, Director of Capital Projects.  Their combined experience in design and construction oversight, their unrelenting attention to detail and their overall skills in managing both in-house and outsourced teams provides ongoing success in all aspects of Destination’s projects. 

Destination Hotels Creating Destination’s team  assists owners in developing first class facilities and amenities that will address market needs and reach, if not exceed owner’s expectations for goals and budget.  These services, spearheaded by Shirli Sensenbrenner, SVP, span all aspects of hotel and resort development from facility design to technology integration to menu development to schedule review to construction observations to operation budgeting.  These services are more fully outlined below.

  • Consult on administration and organization of project assist in the selection of design and other consultants
  • Perform initial site survey and estimate PIP costs
  • Provide project standards and design guidelines, review design and construction documents to assure compliance
  • Provide vision and branding direction
  • Provide program and design direction   for hotel/resort planning document
  • Develop food and beverage concepts including menus, tabletop, OS&E selection
  • Develop spa concepts including concepts, menu of services, staffing, layout, etc
  • Develop technology direction and advise on the latest developments and smartest choices for each asset
  • Review and approve interior design philosophy
  • Provide schematic space layouts for public and service areas of the hotel/resort including lobbies, dining rooms, bars/lounges, retail shop spaces, public restrooms, guestrooms and back of house areas such as mechanical/electrical rooms and laundry
  • Review food and beverage facilities’ layouts, including equipment floor plans, elevations and details, equipment selections
  • Prepare computer systems criteria identifying devices, device locations and circuiting, environmental requirements, utility requirements, installation responsibilities
  • Review owner provided estimates for construction, FF&E, operating supplies, computer software, and other related project costs, including participation in “value engineering” activities
  • Participate with owner, architect and engineers in developing and evaluating the deficiency list to be corrected prior to final acceptance of the project
  • Assist in on-site observation, trouble-shooting, and start-up of building systems during initial occupancy and acceptance period


Led by Shirli Sensenbrenner, SVP, Creating Destinations we create and document a direction, scope and budget for small projects such as a restaurant repositioning to large projects such as creating a whole new property position.   These services are more fully outlined below.

  • Conducts interviews with Owners, Operations and Business Development to determine goals
  • Research the comparative hotel set and other similar projects to provide appropriate direction
  • Create vision boards to communicate the visual direction
  • Create scope and budgets and oversee throughout project including needed VE, layout of alternates and review to make sure project meets initial owner/operator requirements
  • Develop schedule
  • Provide limited design services/direction
  • Oversee quality control and compliance, review of contract documents and specifications
  • Review interior designing concept, documents and materials including plans, elevations and details, furniture, furnishings & equipment selections, materials, finishes & colors, type & location of public area lighting, specifications and quantity schedules


The Creating Destinations team provides leadership and oversight for all aspects of the development and build out including and budget creation, job cost oversight and job cost accounting services, contract creation and negotiation, construction management and much more.

  • Create schedules that work with hotel occupancies and minimize guest exposure so that the operating integrity of the property is maintained
  • Close alignment is maintained with the operations team, to understand each hotel’s challenges, providing creative design leadership and delivering well run projects
  • Manage general contractor selection, negotiation, contracting and oversight
  • Provide budget management to assure owner’s goals are met and value
  • Provide quality control and compliance with Design Standards and Brand standards
  • Provide construction management through the “Close Out” of the project
