1. How do you know when to "de-flag" a property?
Our objective is to let the market dictate the best positioning for a property. However, we tend to seek out properties that can thrive as independent properties for acquisition and management. We do this because we believe that, all other things being equal, a property unburdened by franchise expenses will grow in value faster than one that requires a flag to be successful. While the majority of our portfolio is made up of independent, upscale, and luxury properties, we currently manage one very successful flagged property, the Embassy Suites Hotel at the Chevy Chase Pavilion in Washington, DC. We have also successfully owned and managed such brands as Ritz-Carlton, Doubletree, Radisson, and Crowne Plaza.
2. What's your track record? Don't you need a chain affiliation to survive in today's market?
There are good reasons to affiliate with a chain, but we've been quite successful managing independent properties. Our portfolio of properties exceeds the chains' competitive sets in terms of revenue per available room in the luxury, upscale, and resort segments. We also have remarkable success repositioning properties from franchised to independent hotels. This process requires strong due diligence, a great onsite management team, and an aggressive sales and marketing plan, while reaping very attractive rewards in terms of net operating income and growth in asset value.
3. How long do you typically hold properties?
From a financial point of view, we see our role as real estate value creation. For that reason, each of our hotel properties goes through an annual hold/sell analysis. We evaluate the market value of the property against ownership objectives, ongoing performance and market conditions. We acquire most properties with the intention of holding them for an extended period, but sometimes the market indicates that an earlier sell is warranted. Our performance record illustrates the growth in value of our hotel assets under management.
4 .Does Destination Hotels & Resorts manage properties for third-party owners outside of its core investment clients?
Yes. In 2000, Destination Hotels & Resorts made its services available to owners on a management contract basis, in addition to our relationships with investment clients. Due to the specialized approach to managing luxury independent properties successfully, Destination Hotels & Resorts is considered to be one of the few capable management and marketing providers to this sector. Destination Hotels & Resorts is very selective when taking on management assignments to ensure that the property selected can benefit from the Destination Hotels & Resorts business model, and that the engagement will meet certain minimum financial requirements.
