The Monarch Hotel - Washington, DC
In 1989, All Nippon Airways (ANA) purchased the Westin Washington. After operational struggles, the hotel was renamed the ANA Washington in 1994, but despite impressive facilities, its performance continued to lag behind other DC hotels. In 1998, Lowe Enterprises Investment Management (LEIM) acquired the ANA Washington on behalf of a pension fund. Destination Hotels & Resorts began operating the property and renamed it The Monarch Hotel.
The property had been operating below its competition in both occupancy and average rate. Destination saw an opportunity to narrow the gap between The Monarch and other luxury properties, including better performance and higher returns. The market itself was on the verge of increased commercial development, including a proposed convention center. To improve its position in the market, Destination immediately undertook a multi-million dollar renovation of the property between 1999 and 2000 to enhance its marketability to group customers. The upgrades, which met or exceeded International Association of Conference Centers (IACC) guidelines, as well as technology improvements, enabled a significant increase in average daily rate and occupancy. Despite the renovation, as well as supply increases in 2000, The Monarch maintained its market position.
Sales and marketing efforts also focused on building name recognition for The Monarch, which became well known and established throughout Washington as an exceptional luxury hotel, competing in the area's elite class of properties.
Between 1999 and 2000, The Monarch improved both occupancy and average rate, increasing its RevPAR 18%. As a result, gross revenues rose 23% in the same period.
Despite a sluggish economy and a weak lodging market, Destination was able to increase the value of the asset. Lowe Enterprises sold The Monarch in November 2002.
